How do I change agents?

Changing agents is simple, once you have completed the Abode Central Form 6 (management authority), we will notify your current agent on your behalf of the change and manage the entire process for you including transfer of relevant documentation, keys, and your renters bond.

Does changing agents cost me any money?

Generally, no. Some agencies may have a ‘termination fee’ built into their managing authority. However, this is not common in Queensland. Management fees will be paid to your current agency until the day that the management is officially transferred 30 days after they are notified of the change.

Will changing agents disrupt my tenants?

The process of changing managing agents is seamless and stress-free, our office will contact your tenants to advise them of the change, provide them with our policies and rental payment procedures, and discuss their particular needs and preferences to ensure that they are comfortable and well looked after moving forward.

When is the best time to change agents?

Any time is the right time to change agents if you are unhappy with their service. However, we recommend switching mid-tenancy so that we can inspect the property, and review the rent and lease in order to ensure that our management strategy aligns with your investment strategy.

How long does it take to change agents?

In Queensland, there is a 30-day notice period that we must give your current agency before taking over management. During this time, your current agent will prepare the property and any relevant documentation for the transfer and make everything available for collection on a specified date.
